PLANNING COMMISSION RESOLUTION NO. 596
A RESOLUTION CONDITIONALLY APPROVING
A CONDITIONAL USE APPLICATION FOR THE PROPOSED DEVELOPMENT OF A
CHURCH LOCATED WITHIN THE PROPOSED SNDWY BUTTE STATION SUBDIVISION
(Applicant (s): Investors II, LLC)
(37 2W 11 C, Tax Lot 9400)
(Lot 7, of the Snowy Butte Station Subdivision)
Recitals
1. This matter came before the Planning Commmission for hearing on October 7, 2003, an
applicant's conditional use application for the proposed develapzment of a church located within the
proposed Snowy Butte Station Subdivision. The Planning Commission reviewed the application and the
City staffreports, and received comments fi om all persons wishing to be heard in favor of and apposed
to the application.
Now, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL
POINT, OREGON, AS FOLLOWS:
Section 1. Criteria A licable to Decision. The following chapters of the Central Point
Municipal Code apply to this application:
A. Chapter 17.76, Conditional Use Permits
B. Chapter 17.60, General Regulations;
C. Chapter 17.67.040, Off Street Parking and Loading;
D. Chapter 17.67.050, Site Plan, Landscaping and Construction Plan Approval.
Section 2. Findin sand Conclusions. The Planning Commission hereby adopts by
reference all findings of fact set forth in the City staff reports, and concludes that, except where addressed
in the conditions to approval, the application and proposal comply with the requiremments of the following
chapters of the Central Point Municipal Code:
A. Chapter 17.65.040 & 17.65.050, relatingto uses, lot size, lot coverage, setback, building
height and screening in the TOD district and TOD corridor;
B. Chapter 17.67.070 relating to paving and landscaping requirements;
C. Chapter 17.67.040 relating to off-street parking and loading facilities;
D. Chapter 17.67.050 relating to site plan requirements. .

Section 3. Conditional Approval. The applicatioz~ for a conditional use approval is hereby
conditionally approved, subj ect to the cozxiitions set forth on Exhibit "A", which is attached hereto and by
this reference incorporated herein.

RECOMMENDED PLANNING DEPARTMENT CONDITIONS OF APPROVAL
1. This Conditional Use Permit rnust carnply with all applicable local, state and federal
regulations including, but not limited ta, building and fire codes and Central Point's Public
Works Standards and Specifications.
2. The applicant shall provide an alternative paint of access onto Cheny Loop Street.
3. New lighting, signs and landscaping will comply with the standards adopted for the TOD
Corridor district.
d. This Conditional Use Permit shall expire within one (1) year of the date of approval if not
exercised. A written request for extension maybe authorized by staff far a period of six
months.
