Applicant{s) has/have submitted an application for tentative plan approval for a subdivision on a .99 acre parcel. located on Bursell Road, north of Forest Glen Dr., south of Pittview Avenue in the City of Central Point, Oregon. 2. On, October 7, 2003, the Central Point Planning Commission conducted aduly-noticed public hearing on the application, at which time it reviewed the City staff reports and heard testimony and comments on the application. Now, therefore; BE lT RESOLVED BY THE PLANNING COMMISSION OP' THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section i. Approval Criteria. The requirements for approval of land partitions and tentative plans are set forth in CPMC Title l6 and 17, relating to informational requirements, zoning, lot dimension, access, and similar requirements. Section 2. Finding and Conclusions. The Planning Commission finds and determines as follows: A. Tentative Plan Requs,rements. The application and tentative plan are in the correct form and contain all of the information required by CPMC 1 b.10. B. Area and Width of Lot. This subdivision in an R-1-6, Residential Single Family zone; would create 4 parcels: All parcels meet the minimum area and width requirements for lots in the R-1-6 zone as set forth in CPMC 17.20, and such parcels meet the general requirements for lots contained in CPMC I G.24.050. The application for tentative plan far subdivision herein is hereby approved, subject to the conditions set forth on Exhibits "A" and "B", attached hereto by reference incorporated herein, imposed under authority of CPMC Chapter 16.36. The applicant shall comply with all requirements of affected public agencies and utilities as they pertain to the development of the Spruill Subdivision. Evidence of such cozxzpliance shall be submitted to the City prior to final plat approval. 2. The Public Works Department has not included a staff report for this land use application at this time. The applicant will be required to meet all public works details and standards for this pro3ect. 3. The applicant shall comply with all federal, state and local regulations, standards and requirements applicable to the development and construction of the Spruill Subdivision. ~. The applicant shall name the private roadway on the final subdivision plat. The Jackson County Surveyor's Offzce should be consulted in naming the street to ensure that there are no conflicts with similar names in other parts of the County. 5. A final plat application shall be filed within one year of the Planning Commission approval or the tentative plan approval shall become null and void.
