A RESOLUTION CONDITIONALLY APPROVING
A SITE PLAN APPLICATION
{Applicant (s): McDonald's Corporation)
(37 2W 02CD, Tax Lot{s) 2900 & 3000)
Recitals
1. ThisznattercamebeforethePlanningCommissionforhearingonNovember4,2003,
on applicant's site plan application for adding additional seating capacity, modifying the drive
through configuration, adding a play center, and Conditional Use Permit modification in the C-4,
Tourist and Office Professional district of the City. The Planning Cainmission reviewed the
application and the City staff reports, and received comments from all persons wishing to be heard
in favor of and opposed to the application.
Now, therefore;
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL
POINT, OREGON, AS FOLLOWS:
Section 1. Cz-iteria Applicable to Decision. The following chapters of the Central
Paint Municipal Code apply to this application:
A. Chapter 17.44, Tourist and Off ce Professional Zoning
B. Chapter 17.60, General Regulations;
C. Chapter 17.64, Off Street Parking and Loading;
D. Chaptez- 17.72, Site Plan, Landscaping and Construction Plan Approval.
E. Chapter 17.76, Conditional Use Permits
Section 2. Findings and Conclusions. The Planning Commission hereby adopts by
reference all findings of fact set forth in the City staff reports, and concludes that, except where
addressed in the conditions to approval, the application and proposal comply with the requirements
of the following chapters of the Central Point Municipal Code:
A. Chapter 17.44, relating to uses, Iot size, lot coverage, setback, building height and
screening in the C-4 district;
B. Chapter 17.6D relating to paving and landscaping requirements;
C. Chapter 17.64 relating to offstreet parking and loading facilities;
D. Chapter 17.72 relating to site plan requirements.
E. Chapter 17.76 relating to Conditional Use Permits
Section 3. Conditional„Approval. The application for site plan approval is hereby
conditionally approved, subject to the conditions set forth on Exhibit(s) "A" & "B", which is

attached hereto and by this reference incorporated licreir.

RECOMMENDED PLANNING DEPARTMENT CONDITIONS OF APPROVAL
1. The approval of the Variance and Site Plan shall expire in one year on November 5, 2004
unless an application for a building permit ar an application for extension has been received
by the City. The applicant sha1I submit a z-evised site plan depicting any changes disczassed
and approved at the public hearing within 60 days of Planning Commission approval.
2. This Conditional Use Permit and Site Plan must comply with ail applicable local, state and
federal regzalations.
3. The City will require that the median gap on ~'reen~zan Road be closed at such time that The
City Public Works and Police Depaztzxzents determine that it is unsafe.
