A RESOLUTION CONDITIONALLY GRANTING FINAL DEVELOPMENT PLAN
APPROVAL FORA "PLANNED UNIT DEVELOPMENT" AND SUBDIVfSION KNOWN
AS BEEBE WOODS, PHASE I
(Applicant(s): Beebe Woods, LLC
(Map 37 2W 01C, portion of Tax Lot 300}
Recitals
1. Applicants} has/have submitted an application for final plat approval for a
Planned Unit Development and Subdivision, Phase 1 consisting of 3.04 acre{s),
which is part of a 7.65 total acre parcel located in or near the intersection of East
Pine Street and Hamrick Road, in the City of Central Point, Oregon.
2. On, July 6, 2004, the Central Point Planning Commission considered a Final
Development Plan application, at which time the commission reviewed the City
staff reports and recommendations for approval on the application.
Now, therefore:
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
CENTRAL POINT, OREGON, AS FOLLOWS:
Section 1, Approval Criteria. The requirements for approval of final
development plan applications are set forth in CPMC Title 16 & 1~, relating to
informational requirements, zoning, lot dimension, access, and similar requirements.
Section 2, Findings and Conclusions. The Planning Commission finds and
determines as follows:
A. Final Development Plan Approval.. The application and final plat are in the
correct form and contain all of the information required by CPMC 16.12.
B. Applicable Law. This Planned Unit Development and subdivision in an R-2,
Residential Two-Family zoning district created 35 lots for Phase I, and
meet the following general requirements for:
CPMC 16.10A10 et seq. -Tentative Pions
CPMC 16.12 et seq. -Final Plat Approval
CPMC 17.68.010 et seq. -Planned Unit Development
C. Findings, of Fact. The final Development Plan is in substantial compliance
with the earlier approved preliminary plan and the conditions imposed by
the City. The final Development Plan shall continue to control the PUD
after it is finished in accordance with CPMC 17.68.070.
Section 3. Conditional A royal. The application for Fina! Development Plan
approval for a Planned Unit Development and subdivision known as Beebe Woods,
Phase I herein is hereby approved, subject to the conditions that the applicant provide
the City with the following: a design plan for the "tot lot", the type of materials to be used
on the internal pedestrian path, and whether the applicant intends to circulate the pond.
The applicant(s) is also subject as set forth on Exhibit 'A`, attached hereto by reference
incorporated herein, imposed under authority of CPMC Chapters 16.36 and 17.68.
Passed by the Planning Commission and signed by me in authentication of its
passage this 6th day of July, 2004.

Commissioners:
The following were requirements established in the Public Works Staff report for Beebe
Woods Village, Phase I:
~;xisting In rastructure: The Developer shall demonstrate that all connections to existing
infrastnzcture (i.e. streets; water, sanitary sewer, storm drain systems; natural drainage
systems; etc.,} wi11 not interfere with or provide for the degradation of the existing
effective level of service or operation of the infrastructure facilities, and that the existing
infrastructure facilities have either adequate capacities to accommodate the flaws and/or
demands imposed on the existing infrastructure as the result of the connection of the
proposed development's infrastructure, or will be improved by and at the expense of the
Developer to accommodate the additional flows and/or demands; while maintaining or
improving the existing level of service of the affected facility, as approved by (as
applicable}, the regulatory agency, utility owner, and/or property owner involved.

Storsn Draina e In rastructure: The developer shall develop a facility plan for the storz~
drain collection and conveyance system which provides for run-off from and run-on onto
the proposed development, any future development on adjacent properties, and any areas
deemed by the City that will need to tie-into the proposed development's storm water
collection and conveyance system. It is our understanding that the storm drainage
infrastructure will be a private system, operated and maintained by the property owners.
Developer's ertgirieer suhrrtrtted the required data to derrconstrate the capaGrlities of the
development's private starer drain system.
Driveway Lighting Plan: The Public Works Department does not recommend standard
street lighting for the Beebe Woods Village. However, the Public Works Department
suggests each residence be provided with an individual driveway lighting system.
Developer provided a Liglttirtg Plan for tlae subject developrrrerit. .
Utility Easen~ents~ The Developer's surveyar will be required to work with local utility
to develop adequate public utility easements.
Necessary utility easements have beers created.
All special and general requirerrzents of the Public Works staff report have been satisf ed
or resolved in a manner adequate for final P.U.D. approval.
