IV~~ </ ~~ ~1 PLANNING COMMISSION RESOLLJ'I'ION NO. 626 A RESOLUTION APPROVING A 4th PHASE TO AN ALREADY APPROVED SUBDIVISION KNOWN AS BEEBE WOODS, A PLANNED UNIT DEVELOPMENT (Applicant (s}: Galpin, LLC Gordon and Enna Layton (37 2W O1 CB, Tax Lat 200 Recitals l . Applicant(s) has/have submitted applications for prelizxzinazy development and tentative plan approval fora 4th phase consisting of S additional units and I existing home, to an already approved subdivision on a .87 acre parcel located at 4460 HazmriclC Road in the City of Central Point, Oregon. 2. On, November 2, 2044, the Central Point Planning Commission conducted aduly-noticed public hearing on the application, at which time it reviewed the City staff reports and heard testimony and comments on the application. Now, therefore; BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OI~ CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Ataproval Criteria. The requirements far approval of planned unit development and tentative plans are set forth in the fallowing chapters of the Central Point Municipal Cade, relating to information requirements, zoning, lot dimension, access, and similar requirements. Section 2. Criteria Applicable to Decision.- The Planning Commission finds and determines as follows: A. Chapter 17.24, Residential Two-Family; B. Chapter 17.60, General Regulations; C, Chapter 17.64, Off Street Parking and Loading; and D. Chapter 17.68, Planned Unit Developments (PUD). Section 3. I~indin~ and Conclusions. A final development plan, containing in f nal fame the information required in the preliminary plan shall be submitted to the City within six months of approval or by May 2, 2005. A six month extension maybe granted by the City upon the applicant's request and far good cause. 2. The project must comply with all applicable local, state, and federal regulations including, but not Limited to, the Oregon Uniform Fire Code and Structural Specialty Code. 3. The applicant shall submit final parking, landscaping, Lighting and sign plans to the City for approval as part of the final development plan. A suitable landscape and irrigation plan shall show the types of tree's, shrubs, and ground cover that will be planted and the irrigation for the development and maintenance of public greenways and the private park. 4.
