PLANNING COMMISSION RESOLUTION NO. 643 A RESOLUTION CONDITIONALLY APPROVING A SITE PLAN APPLICATION FOR A SENIOR HOUSING FACILITY LOCATED WITHIN PINE STREET STATION SUBDIVISION, PH I OF TWIN CREEKS (Applicant {s}: Pacific Retirement Services) (37 2W 03DC, Tax Lot 3410) Recitals 1. This matter came before the Planning Commission far hearing on April 5, 2005, on applicant's site plan application for a Senior Housing Facility in the TOD-MMR, Medium Mix Residential district of the City. The Planning Carnmission reviewed the application and the City staff reports, and received corn~nents from all persons wishing to be heard in favor of and opposed to the application. Now, therefore; BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF CENTRAL POINT, OREGON, AS FOLLOWS: Section 1. Criteria A livable to Decision. The following chapters of the Central Point Municipal Code apply to this application: A. Chapter 17.65, TOD- MMR Zoning District B. Chapter 17.60, General Regulations; C. Chapter 17.64, Off-Street Parking and Loading; D. Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval. Section 2. Findin sand Conclusions. The Planning Commission hereby adopts by reference all f ndings of fact set Earth in the City staff reports, and concludes that, except where addressed in the conditions to approval, the applicatian and proposal vomply with the req~ziretnents of the following chapters of the Central Point Municipal Code: A. Chapter 17.65, relating to uses, lot size, lot coverage, setback, building height and screening in the TOD-MMR, Medium Mix Residential district; B. Chapter 17.G0 relating to paving and landscaping requirements; C. Chapter 17.64 relating to ofd street parking and loading facilities; D. The applicant and developer have been working with Public Works for quite some time to make sure that the infrastructure surrounding the site would be adequate for this proposal. Public Works Does not have any special conditions of approval for this development. l . All of the utilities are adequate in size to handle the needs of the proposed facility. 2. The Final Plat for Pine Street Station recorded the necessary public utility easements {PUE). 3. Haskell Street is designated as a Collector and traffic generated from this facility will not adversely impact this designation. 4.
