BACKGROUND:
June 21, 2005, the Planning Commission conditionally approved a Planned Unit
Development known as Northern Heights under Resolution No. 655. This approval
created 20 residential lots and one (1) open space lot and is located in an R-1-8,
Residential Single Family District.

CPMC 17.68.060 (B) -Final Development I'Ian - ~3ze permit for a PI.ID shall expire
and become void one year from the date on which it was issued unless an application for
extension is filed and approved by the Planning Commission. 7~~re one year shall
commence with the final development plan.
Findings; The approval for final development plan shall become null and void
on July 1$, 2Q07.
Conclusion: The final development plan is consistent with the preliminary plan
with the number of lots, Iot sizes and Iot configurations. The applicant has met
all requirements for final development approval. The recommended conditions
of approval shall be met prior to the City signing the final plat for recording.
Any deviations of the final plat from the approved preliminary plan and final
development plan will require reconsideration by the Planning Commission.
Miner deviations The applicant will be doing a 2' lot line adjustment between
Lots 19 & 2Q. This 2' lot Line adjustment will be reflected in the final plat that
gets recorded with the County. If any other changes were proposed to the
Planned Unit Development other than the 2' Iot Iine adjustment, they would be
subject to reconsideration and approval by the Planning Commission.

37 2W 03AC, Tax Lots 100 & 9900, APN #1.07.36995 &1.0135664 at 1759 N. Third Street.
Grout & Association, applicant.
WHEREAS; the property is currently zoned as R-1-8, Residential Single Family and the
application is consistent with the permitted uses set forth in Title 17, Section 17.6$-
Planned Unit Developments; and
WHEREAS; The Planning Cozn.mission's consideration of the Application is based on
the standards, criteria and applicable to PIanned Unit Developments and Final
Development Plans as set forth in Title 17 and applicable requirement for lands withirt a
Planned Unit Developments; and
WHEREAS; after duly considering the Applicant's request it is the Planning
Commission's determination that the Application complies with the applicable
standards, criteria and conditions of approval as set forth in the Staff Report (Exhibit
"A") dated July 18~ ;now therefore
BE IT RESOLVED; that the Planning Commission of the City of Central Paint, by this
Resolution hereby approves the Application based on the finds and conditions of
approval as stated in the Staff Report (Exhibit "A") dated July 18, 2006. Subject to
compliance with the following conditions:
1. The applicant shall submit final landscape and irrigation plans for approval at
the time the final plat is submitted.
2. The applicant shall submit CC & R's for approval at the time the final plat is
submitted.
