Applicant: Jeremy Richmond STAFF SOURCE: Lisa Morgan, Planning Technician BACKGROUND: May 3, 2005, the Planning Commission conditionally approved a Planned Unit Development known as San Ignacio Place Phases 1 & 2 under Resolution No. b45. This approval created twelve (12) Iots and is located in an R-1-6, Single Family Residential District. Phase I consists of seven ('~ lots, and Phase II, which is now under consideration consists o£ five (5) lots. November 1, 2005, the Planning Commission approved the final development plan for Phase 1. A request for a six (6) month extension on Phase II was submitted in Navemlaer of 2005. The one year shalt corrrrrrence witfa the f nal deveiaprrrent plan. Findings: The approval for final development plan of Phase II shall become null and void on July 18, 2007. Conclusion: The final development plan for Phase II is consistent with the preliminary plan with the number of lots, lot sizes and lot configurations. Civil plans have been approved for both phases by Public Works. The applicant has met all requirements for final development approval. The recommended conditions of approval shall be met prior to the City signing the final plat for recording. Any deviations of the final plat from the approved preliminary plan and final development plan will require reconsideration by the Planning Commission. The CC & R's shall be the same as those recorded for Phase I. 2 of 2 The applicant shall submit final landscape plans at the time of submittal of the final plat. The landscape plans shall be the same as those a roved for Phase i. ATTACHMENT " p " PLANNING COMMISSION RESOLUTION NO. A RESOLUTION conditionally approving a final development plan for a Planned Unit Development known as San Ignacio Place, Phase Il identified on the County Assessor's map as 37 2W 10DA, Tax Lot 6600, APN # 10202~~18 on Snowy Butte Lane. Jerenrty Richmond, applicant. WHEREAS; the property is currently zoned as R-1-6, Residential Single Family and the application is consistent with the permitted uses set Earth in Title 1~, Section 17.68- Planned Unit Developments; and WHEREAS; The Planning Comrnissioxi s consideration of the Application is based an the standards, criteria and applicable to Planned Unit Developments and Final Development Plans asset forth in Title 17 and applicable requirement for lands within a Planned Unit Developments, and WHEREAS; after duly considering the Applicant's request it is the Planning Commission's determination that the Application complies with the applicable standards, criteria anal conditions of approval asset forth in the Staff Report (Exhibit "A") dated July 18~, 2006; now therefore BE IT RESOLVED; that the Planning Commission of the City of Central Point, by this Resolution hereby approves the Application based on the finds and conditions of approval as stated in the Staff Report (Exhibit "A") dated July 18, 2006. Subject to compliance with the following conditions: 1. The applicant shall submit a copy a the CC & R's fox review at the time of subxx~.ittai of the final plat. The CC & R's shall be the same as those recorded fox Phase I. 2. The applicant shall submit final landscape plans at the time of submittal of the final plat.
