A RESnLUTION GRANTING TENTATIVE PLAN APPROVAL
FOR A LANll PARTITI(~N

Recitals
1. Applicant(s) has/have submitted an application for tentative plan approval for a 1a.cid partition
on a 1.02 -acre parcel, located near the intersection of H~mrick Road and W. Vilas Road in the City
of Central Point, Oregon.
2. Qn December 4, 2401, the Central ~'oint Planning Commission conducted a duly-naticed
public hearing on the application, at which time it reviewcd the City staff reports and heard
testimony and comments on the app~ication.
Now, therefore;

POINT, OREGON, AS FOLLOWS:
Section 1. A~proval Criteria. The requirements for appraval of land part~tions and tentative
plans are set forth in CPMC Title 16 and 17, relating to informational requiremerits, zoning, lot
dimension, access, and similar req~airements.
Section 2. Finding and Conclusions. The Planning Commission finds and determines as
follows:
A. Tentative Plan Requirements. '1'he application and tentative plan are in the carrect
farm and contain all of the infonnation required by CPMC 16.1~.
B. Area and Width of Lot. This partitioning in an R-1-8 zone would create the
following parcels:
Parcel 1: Approximatcly 16,SS0 square feet;
Parcel2: Approximately 28,044 square feet;
Parcels 1 and 2 meet the minimum area ( 8000 square feet for interiot lots and 8000 square
feet for corner lots) and width (60 feet for interior lots and 70 feet for corner lots) requirements far
lots in the R-1-8 zone as set forth in CPMC 17.20, and such parcels mcet the gcnerai reyuirements
far lots contained in CAMC 16.24A50.
Section 3. Conciitional Appraval. The applica#ion for tentAtive plai~ for land partition herein

is hereby approved, subject to the conditions set forth on Exhibits "A" and "B", attached hereto by
reference incorporated herein, imposed under authority of CPMC Chapter 16.36.

PLANNING DEPAYtTMENT RECOMMENllEb CONDII'IONS OF APPROVAL
1. The approval of the Tentative Plan shall expire in one year on December 4, 2002
unless an application for final plat or extension has been received by the City.
2. The project must comply with all applicable local, state and federal regulations to
include those imposed by BCVSA and Jackson County Fire District Numbcr 3..
3. The tentative and final plats shall depict utility easements requested by the Cify,
BCVSA and WP Natural C~as. Any changes to utility layout including fire hydrants -
shall require subsequent approval by the respective service provider.
4. 1'his approval must inc~ude proof by the ap~licant that an access easement has been
create.cl to benefit parcel t.
5. The second house shall remain uninhabited and be removed from the properiy as soon
as possible since the parcel is zoned for a single fami4y residence.
