The Pluuung Commission reviewed the application and the City staffreports, and received comments from all persons wishing to be heard in favor of and opposed to the application. Now, therefore; BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY (~F CENTRAL POINT, OREG~N, AS ~OLLOWS: Section l. Criteria Ap~licable to Decision. The fallowing chapters of the Central Point Municipal Code apply to this application: A. Chapter 17.20, Residential Singl~Family District B. Chapter 17.60, General Regulations; C. Chapter i 7.64, Off-Street Parking and Loading; D. Chapter 17.72, Site Plan, Landscaping and Construction Plan Approval. E. Chapter 17.80, Variances Section 2. Findings and Conclusions. The Planning Cominission hereby adopts by reference a11 findings of fact set forth in the City staff reports, and cnncludes that, except where addressed in the ccmditions to approval, the application and proposal complywith the rcyuirements of the fallowing chapters of the Central Point Municipal Code: _ A. Chapter 17.20, relating to uses, lot size, lot coverage, setback, building height and screening in the R-T-6 district; B. Chaptcr 17.60 relating to paving and landscaping requirements; C. Chapter 17.64 rclating to off-street parking and loading facilities; D. Chapter 17.72 relating to site plan requirements. E. The approval of the Variance and Si#e Plan shall expire in one year on November 6, 2002 tuiless an application for a building permit or an ~pplication for extension has been received by#he Ciiy. The applicant shall submit a revised site plan depicting any cbanges discussed and approved at the public hearing within 60 days of Pla.nning Commission approval. 2. The project must comply with all applicable local, state and federal regutations . 3. The applicants shall work with Ciry s#affto create a phased approach parking mitiga#ion pIan that will r~duce potential conIlicts with neighboring property owners as the church memberslup increases. The plan shall inciude, but is not limited to, incorporating the compact pazking space gercentage into #he site plan and obtaining a shared parking a~eement with the IOOT Lodge. ' 4. Landscaping for the fron# pazking area shall receive the same treahnent as lias been depicted in the reaaz lot v'vhich includes plantings.
