Residential 2oning ~i Regianal Plan Don Burt, Planning Manager, presented Crc~mnlissioners with an introductioia #c~ residentiai density considerations that the C:ity will be dealing with as a result of the implerne~~tAtion of the Greater Be~r Greek Vallcy :l~cgional ~'lan over the next 20 and SU year plaiming perivds. Mr. Burt clisetjssed thc ramif cations uI' increased household,s, aercagc to acc~mrnodatc the increase, average residential density for new development and redevelc~ped properties, and the distribution of zoning aereage. Cammunity Deveiopment Director Tom Humphrey added #~tat t~e City will need to niove It101•e deaisively towards a hi~l~er density in order to meet the requirements of the Re~ion~l Plan. Mr. Humpl~rey ment~oncd that th.c Twin Creeks develapment was an excellent eaatnple o~ how wc will nccd to develop in the future. Mr. Burt presented an interactive residential density model whieh would provide a baseline for planning purposes. Comprenensive plan changes and ordu~a~~ces will be dane to support the proposed increase in densities. Mr. Burt ponited out tliat design wi ll be a crritical consideration with futare developmen.t arid redevelopment and ~ form based code would allow for cantrol of design a bit morc.
