P.-3, Residential Multiple Family District Disc~zssion In July of 1999, the Planning Cornnzission approved the Final Development Plan for tl~e Cedar Shadows Planned Unit Development. Tn No~rember of 2000 the Planning Commission modified the Final Development Flan to allow for side yard setbacks to be adjusted from the typical five feet minimum to three feet on "attached" and "detached" zero lot line Domes. The applicant, Dallas Wage ofParthenon Construction is now asking that the Planning Commission consider a modification to the previously approved plan by allowing covered porches to be placed against the property line. The parches have been constr~zcted on three completed buildings and are being proposed on three other buildings currently under construction.. modification would allow the developer the flexibility to be able to offer this type of construction on future homes in the development, knish the homes that are currently under construction, and allow for the completed homes to remain as built. Staffhas met with the applicant to discuss the feasibility ofsuch a request and it appears that the requested modifications could improve the street appeal of the homes. The porches will not be enclosed and will provide access to the side and rear of the properties.
